CHIEF OF MAINTENANCE SERVICES\n\nDEFINITION\n\nUnder direction, has charge of the maintenance and repair functions in the Housing Authority; does \nrelated work as required.\n\nNOTE:  The examples of work for this title are for illustrative purposes only. Conversely, all \nduties performed on the job may not be listed.\n\nEXAMPLES OF WORK: \n\nProvides technical expertise and assistance to assigned personnel responsible for the \nmaintenance of authority run housing units, including, but not limited to janitorial services, heating \nsystems, carpentry and tile work, plumbing, electrical work, air pollution control, and environmental \nprograms. \n\nRecommends procedures consistent with efficient and economical trade practices. \n\nProvides technical assistance in estimating costs for various maintenance items. \n\nThe preparation of plans and specifications. \n\nThe preparation of estimates for budget purposes.\n\nThe review of sample material and other related items.\n\nTrains and supervises subordinate central maintenance staff as well as supervising assigned \ninspectors.\n\nWill be required to learn to utilize various types of electronic and/or manual recording and \ninformation systems used by the agency, office or related units.\n\nREQUIREMENTS:\n\nEXPERIENCE: \n\nThree (3) years of supervisory experience in work involving a variety of building construction, \nmaintenance, and repair tasks.\n\nLICENSE: \n\nAppointees will be required to possess a driver's license valid in New Jersey only if the operation \nof a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.\n\nKNOWLEDGE AND ABILITIES: \n\nKnowledge of the problems, procedures and methods used in inspecting, analyzing, and \ndetermining the building repair and maintenance work to be done, and the materials needed.\n\nKnowledge of the problems involved in establishing, maintaining, and developing effective work \nprocedures.\n\nKnowledge of obtaining, storing, safeguarding, distributing, and properly using needed equipment, \nmaterials and supplies.\n\nKnowledge of keeping needed records.\n\nAbility to read, write, speak, and understand English sufficiently to perform the duties of this \nposition.\n\nAbility to plan, develop, organize, install, analyze and supervise building maintenance and repair \nfunctions.\n\nAbility to give suitable assignments and instructions.\n\nAbility to direct the establishment and maintenance of suitable records and files.\n\nAbility to learn to utilize various types of electronic and/or manual recording information systems \nused by the agency, office or related units.\n\nAbility to read, write, speak, understand, or communicate in English sufficiently to perform the \nduties of this position.
