Definition

Under direction, performs varied simple and routine tasks involved in the cleaning and maintenance of buildings and grounds; when necessary, also fires and maintains low pressure boilers; does other related duties.

Examples of work

• Washes and cleans windows and floors, polishes floors, dusts desks, tables, chairs and other furniture.
• Cleans business offices, cafeterias, living quarters, classrooms, halls, gymnasiums, auditoriums, lavatories and other buildings.
• Burns trash in incinerators.
• Arranges equipment, materials and articles in an orderly manner.
• Replaces burned out light bulbs and services water coolers.
• Mows lawns, trims hedge, rakes and burns leaves and refuse.
• Shovels snow from driveways and sidewalks, spreads sand, salt, or ashes on icy surfaces.
• Carries tools and equipment for maintenance and repair staff, sets-up and removes ladders; cleans work areas.
• Fires and maintains low-pressure boilers.
• Reports abnormal operation of blowers and motors.
• Reports suspected tampering, breakage or damage to boilers, furnaces, or heaters.
• Cleans boiler or furnace room, cleans flues, blows boiler tubes, blows down boilers, blows and dusts oil burner controls.
• Cleans all sumps, boiler feed and circulating pumps and motors.
• Cleans air compressor and motor.
• Removes dust from top of boilers and walls.
• Checks heat control valves and control panels in building.
• Adjusts drafts, oils pumps, electric motors and other boiler room equipment.
• Checks and repack gate, globe and zone valves.
• Repacks pump stuffing boxes.
• Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.

Experience

Applicants must possess a current, valid Black Seal Boiler Operator License of the appropriate type (high or low pressure) issued by the New Jersey Department of Labor and Workforce Development.

License

Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.

Knowledge, skills and abilities

• Knowledge of the procedures used in the routine cleaning and maintenance of buildings and grounds.
• Knowledge of the procedures used to fire and maintain a low-pressure boiler.
• Ability to take and record instrument readings.
• Ability to perform routine maintenance and repair tasks.
• Ability to wash and clean the boilers and pump rooms.
• Ability to understand, remember, and execute oral and written directions.
• Ability to utilize various types of electronic and/or manual recording and information systems used by the agency, office or related units.
• Ability to read, write, speak, understand, and communicate in English sufficiently to perform duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
