Definition
Under direction of a Building Superintendent or Assistant Building Superintendent, supervises the work of groups of forepersons and employees engaged in the cleaning and maintenance of buildings and grounds; does related work as required.
Examples of work
- Establishes, determines, maintains, and develops effective work plans for subordinates.
- Supervises the cleaning, maintenance, and care of buildings and grounds.
- Directs and takes the leading part in the work involved in the cleaning and maintenance of desks, chairs, rugs, lighting fixtures, windows, and other furniture and fixtures.
- Directs and takes the leading part in the sweeping, washing, and sanding of floors, and in the applying of wax and polish to wooden, linoleum, and composition floors, and in the application of paint remover and turpentine or other suitable cleaning agents to furniture.
- Supervises the reconditioning, care, and maintenance of the grounds and parking area.
- In some cases, supervises the work of the elevator operator.
- Makes inspections of the buildings and grounds to note significant conditions and ensures that needed work is done.
- Obtains, stores, safeguards, distributes, and supervises the proper use of needed equipment, materials, and supplies.
- Establishes and maintains needed records of personnel, equipment, materials, supplies, work done, and time spent.
- Will be required to learn to utilize various types of electronic and/or manual recording and computerized information systems used by the agency, office, or related units.
Experience
Three (3) years of experience in work involving the inspection, cleaning, and maintenance of furniture, fixtures, offices, and buildings and/or the reconditioning, care, and maintenance of grounds, one (1) of which should have been in a supervisory capacity.
License
Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
Knowledge, skills and abilities
- Knowledge of the problems, procedures, and operations involved in inspecting, analyzing, and planning building and ground maintenance work.
- Knowledge of methods used in establishing, maintaining, and developing effective work procedures used in obtaining, storing, and safeguarding, distributing, and supervising the proper use of the needed equipment, materials, and supplies.
- Knowledge of the establishment and maintenance of records and files of personnel, equipment, materials, supplies, work done, time spent, and cost.
- Knowledge of preparing suitable reports.
- Ability to analyze building and ground maintenance problems.
- Ability to organize assigned work and develop effective work methods.
- Ability to give suitable assignments and instructions and to prepare suitable reports.
- Ability to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
- Ability to read, write, speak, understand, or communicate in English sufficiently to perform the duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
