Definition
Under direction supervises work of staff performing a variety of maintenance and repair tasks such as those involved in electrical work, masonry, painting, plastering, carpentry, plumbing, steamfitting, roofing, and other work of a similar nature entailed in the upkeep of buildings or similar structures; does other related duties as required.
Examples of work
- Plans, coordinates, and directs through subordinate supervisory personnel the execution of a wide variety of building maintenance/repair programs.
- Establishes priorities and sequence of activities.
- Gives assignments and instructions to employees.
- Supervises various Supervising Maintenance Repairers in the planning, assignments, and supervision of maintenance repair work.
- Reviews completed work for conformance with efficient/economical trade practices.
- Plans and schedules work assignments on a long range basis for accomplishment by the units supervised within schedules/priorities established by higher level supervision.
- Reviews and analyzes production, cost, and personnel utilization records to evaluate progress of work, and to control or reduce costs.
- Studies continuing problems and takes or recommends necessary corrective actions.
- Promotes and administers a variety of management programs for the units supervised, such as safety, cost reduction, incentive awards, beneficial suggestions, and quality assurance within policies/procedures established by higher levels of management.
- Ensures that subordinate supervisors effectively carry out policies to achieve management objectives in such areas as labor management relations and equal employment opportunity.
- Serves as management representative at hearings/meetings/negotiations involving labor management relations.
- Develops work methods and establishes work rules.
- Makes recommendations as to procedures to be followed in making improvements, alterations, and repairs.
- Inspects and analyzes the nature/scope of proposed maintenance repair work to be undertaken.
- Reviews reports and resolves maintenance/repair problems to ensure minimum costs and prevent operational delays.
- Determines the quality/quantity of material and personnel needed.
- Obtains, stores, safeguards, distributes, and supervises use of equipment and supplies.
- Establishes and maintains personnel and material records.
- Prepares progress reports on various maintenance repair projects undertaken.
- Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
Experience
Four (4) years of experience in work involving a variety of building maintenance and repair tasks, one (1) year of which shall have been in a supervisory capacity.
License
Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.
Knowledge, skills and abilities
- Knowledge of problems, procedures, and methods used in inspecting, analyzing, and determining repair and maintenance work to be done and materials needed.
- Knowledge of problems involved in establishing/maintaining/developing effective work procedures.
- Knowledge of obtaining, storing, safeguarding, distributing, and using equipment/materials/supplies, and of keeping records.
- Ability to analyze maintenance problems.
- Ability to give assignments/instruction to subordinates.
- Ability to handle complaints tactfully/pleasantly and take needed remedial action.
- Ability to make periodic inspections to determine efficiency of subordinates.
- Ability to prepare reports.
- Ability to supervise the establishment/maintenance of records and files.
- Ability to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
- Ability to read, write, speak, understand, and communicate in English sufficiently to perform duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
