SENIOR BOILER OPERATOR/SENIOR MAINTENANCE REPAIRER SENIOR BOILER OPERATOR

Definition

Under direction, takes the lead over employees involved in the work of firing and maintaining low pressure boilers and/or in cleaning and maintenance of buildings and grounds; does other related duties as required.

Under direction, performs a variety of the more complex maintenance and repair tasks involved in masonry, plastering, carpentry, painting, plumbing, steamfitting, sheet metal, electrical, glazing, mechanical, or other types of maintenance work and may take the lead in a small maintenance unit; does other related duties as required.

Examples of work

• Takes the lead in firing and maintaining stationary steam boilers used in generating power to supply steam to heating plant, turbines, and other steam powered equipment.
• Takes the lead and ensures that subordinates maintain the buildings and grounds.
• Prepares reports pertaining to work accomplished.
• Inspects, determines, and analyzes firing and maintenance work on stationary steam boilers and the materials necessary for such work.
• Controls specified steam pressure, temperature, and water level on boiler.
• Reads gauges periodically and records these readings.
• Sweeps and cleans furnace rooms.
• Cleans flues.
• Picks up trash adjacent to furnace rooms and places in containers.
• Cleans trash compounds.
• Monitors the operations of blowers, motors, and regulators, and reports promptly any that are not operating normally.
• Reports anyone who interferes with the operation of the furnaces or heaters.
• Reports whenever the fuel supply is running low.
• Adjusts drafts.
• Oils pumps, electric motors, and other boiler room equipment.
• Removes carbon from burners, adjusts jets, and cleans oil strainers and tubes of chips, scale, and rust.
• Sweeps, mops, and scrubs floors, and cleans walls and ceilings.
• Dusts and polishes furniture.
• Fires stationary boilers to supply heat and steam.
• Adds fuel to boilers by the regulation of automatic stokers.
• Regulates flow of oil in oil burners.
• Maintains required level of water.
• Calibrates thermostats.
• Reads control panel.
• Checks operation of water cooling tower.
• Manipulates valves to drain water lines when switching from air conditioning to heating.
• Maintains areas in a clean, neat, orderly, and safe condition.
• Makes emergency repairs and does work required to keep machines and equipment in good operating condition.
• Obtains, stores, safeguards, and properly uses equipment, materials, and supplies.
• Keeps records and files of results of systematic readings of fuel consumption, pressure, draft conditions, temperature, and steam flow.
• Polishes metal work.
• Cleans woodwork, windows, and lavatories.
• Makes minor repairs.
• Cuts and trims grass and shrubbery.
• Acts as public property guard.
• Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
• Erects simple forms, mixes cement and aggregates, pours, and does the finishing work involved in concrete structures.
• Patches and repairs brick and concrete structures.
• Repairs damaged plastered walls and ceilings.
• Spackles, repairs, and installs locks and fixtures.
• Repairs and constructs simple wooden structures
• Paints interior and exterior metal, wood, and masonry surfaces.
• Repairs plumbing stoppages and leaks in copper, iron, and other pipe.
• Replaces washers and gaskets, and makes general service repairs.
• Does general sheet metal work involved in repairing roofs, drainboards, and rainspouts.
• Replaces light bulbs, fuses, wall plates, fixture cords, and switches.
• Replaces broken glass and reputties.
• Changes lubricants, refuels, and does light maintenance work on equipment and vehicles,.
• Cleans tools and equipment.
• May work from instructions or work orders.
• Inspects completed work and may take the lead over a small maintenance unit.
• Keeps essential records and files.
• Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.

Experience

One (1) year of experience in firing and maintaining stationary steam boilers.

One (1) year of experience in maintenance work involving a variety of tasks.

License

Possession of a Boiler Operator's License of the appropriate grade and type issued by the NJ State Department of Labor.

Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.

Knowledge, skills and abilities

• Knowledge of machinery and equipment used in a power plant.
• Knowledge of supplies and materials used in lubricating and cleaning machinery and equipment.
• Knowledge of types of stokers and operation.
• Knowledge of safety devices and measures used in steam boiler operation.
• Knowledge of proper water levels in boilers for maximum safety and efficiency.
• Knowledge of problems, procedures, and methods used to maintain fires at the proper thickness and to regulate drafts to obtain the most efficient results.
• Knowledge of methods, supplies, and materials used in washing and cleaning boilers and pump rooms.
• Knowledge of methods used in obtaining, storing, safeguarding, and properly using equipment, materials, and supplies.
• Knowledge of the maintenance of records and files showing results of systematic reading of fuel consumption, pressure, draft conditions, temperatures, and steam low.
• Ability to lubricate and clean machinery and equipment.
• Ability to repair, maintain, and install tubecaps, grate units, and turbine boilers.
• Ability to read instruments and record data on log sheets.
• Ability to wash and clean boiler and pump rooms.
• Ability to obtain, store, safeguard, and properly used equipment, materials, and supplies.
• Ability to maintain records and files showing results of systematic reading of fuel consumption, pressure, draft conditions, temperatures, and steam flow.
• Ability to guide, instruct, and provide work assignments to other employees.
• Ability to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
• Ability to read, write, speak, understand, and communicate in English sufficiently to perform duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
