Definition
Under direction, supervises the building maintenance program and the operation and maintenance of repair and mechanical equipment; does related work as required.
Examples of work
- Supervises the operation, maintenance, repair, and servicing of buildings and parts thereof including the central heating plant, mechanical equipment, gas, electric, plumbing and/or sewage lines, pipes and fixtures, kitchen ranges and refrigerators, and other equipment or accessories.
- Supervises maintenance and repair programs.
- Assigns workers to specific tasks.
- Checks work in progress.
- Reviews completed assignments for conformance with efficient and economical trade practices.
- Recommends improvements, alterations, and repairs.
- Maintains records and accounts of materials, supplies, employee time, and nature and type of work performed.
- Maintains supporting exhibits and materials on maintenance operations.
- Recommends actions for employee improvement.
- Recommends personnel actions for assigned staff including additional hiring, reassignment, dismissal, or actions which may result in employee improvement.
- Recommends actions intended to increase efficiency and result in the more economical operation, care, maintenance, and repair of buildings, equipment, and/or grounds.
- Assigns and supervises maintenance workers, laborers, and other employees involved in the general operation, maintenance, and repair functions and activities of the project.
- Performs general maintenance work including more technical or difficult tasks.
- Prepares reports.
- Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
Experience
Four (4) years of experience in work involving the construction and maintenance of buildings and grounds, one (1) year of which shall have been a supervisory capacity.
License
Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
Knowledge, skills and abilities
- Knowledge of problems, procedures, and methods used in inspecting, analyzing, and determining the repair and maintenance work to be done and the materials required.
- Knowledge of problems involved in establishing, maintaining, and developing effective work procedures.
- Ability to understand, remember, and carry out oral and written directions.
- Ability to learn quick from oral and written directions and from demonstrations.
- Ability to analyze maintenance problems.
- Ability to organize assigned work and develop effective work method
- Ability to give suitable assignments and instructions to groups and individuals and to supervise their work.
- Ability to maintain records.
- Ability to learn to utilize various types of electronic and or manual recording and information systems used by the agency, office or related units.
- Ability to read, write, speak, understand speak understand aor communicate in English sufficiently to preform he duties of this position. America Sign Language or braille may also be considered as acceptable forms of communication.
