Definition

Under direction, supervises employees working as journeymen in several trades involved in the repair and maintenance of buildings; does related work as required.

Examples of work

  • Develops and organizes a repair and maintenance work program.
  • Develops and maintains work schedules effectively utilizing available funds, personnel, equipment, materials, and supplies.
  • Investigates complaints and takes action to make repairs with minimal delay.
  • Inspects and checks work in progress.
  • Plans, organizes, and assigns the work of the organizational unit, and evaluates employee performance and conduct, enabling the effective recommendation of the hiring, firing, promoting, demoting, and/or disciplining of employees.
  • Orders, stores, safeguards, issues, records, and supervises the use of equipment, materials, tools, and supplies.
  • Prepares reports and records of personnel, equipment, materials, supplies, time, costs, and work completed.
  • Ensures that work areas are in an orderly and safe condition.
  • Assigns work, provides written and/or oral instructions to a group of skilled crafts persons, and supervises the performance of their work.
  • Inspects buildings to note hazardous conditions, malfunctions, and broken fixtures, equipment, and structures.
  • Maintains essential records and files.
  • Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.

Experience

Five (5) years of trades experience in work involving the maintenance, repair, and construction of buildings.

License

Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.

Knowledge, skills and abilities

  • Knowledge of problems, procedures, and methods used in maintenance, repair, and construction work.
  • Knowledge of occupational hazards and safety precautions.
  • Knowledge of equipment, tools, and materials used in maintenance, construction, and repair work.
  • Ability to organize assigned building maintenance and repair work, analyze problems, and develop effective work methods.
  • Ability to prepare suitable reports.
  • Ability to maintain essential records and files.
  • Ability to assign and instruct employees assigned to maintenance and repair work, and supervise their performance.
  • Ability to inspect buildings, and determine need for maintenance and repair work.
  • Ability to prepare and execute plans to effectively utilize available funds, staff, equipment, materials, and supplies.
  • Ability to requisition, safeguard, store, issue, record, and supervise the use of available equipment, materials, tools, and supplies.
  • Ability to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
  • Ability to read, write, speak, understand, or communicate in English sufficiently to perform the duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
