Definition

Under general supervision in a pump room or similar control center set apart from the boilers of a heating system, takes the lead over pump room attendants involved in the operation and maintenance of pumps and other components that circulate fluids used to heat or cool large buildings; does related work as required.

Examples of work

• Takes the lead over three or more employees involved in the adjusting of valves and related controls to regulate the level of heating, cooling, and hot water supplied to various sections of a large building; inspects completed work.
• Makes periodic readings of gauges to insure that proper valves of temperature, pressure, and flow, are being maintained in steam, water, or coolant lines and/or air ducts.
• Maintains the proper water level in heat exchangers and as required, drains condensate from compressor tank.
• Keeps watch over the operation of pumps, compressors, and blowers and shuts down malfunctioning units.
• Ensures that the work assignments of the other workers of the group are carried out by relaying instructions from supervisor and getting the work started.
• Ensures safety procedures and guidelines are followed.
• As required, places standby units in operation.
• Lubricates motors, replaces belting, and repacks stuffing boxes.
• Repairs minor leaks in the system.
• Removes rust, loose paint, and restores defective pipe insulation.
• Paints components of the system and the work area.
• Assists staff responsible for making major repairs on pumps, compressors, blowers, piping, and other components of the system.
• Maintains cleanliness of pump room or control center.
• Maintains essential records and files.
• Will be required to learn to utilize various types of electronic and/or manual recording information systems used by the agency, office or related unit.

Experience

One (1) year of experience in the operation and maintenance of pumps, compressors, and/or blowers.

License

Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform essential duties of the position.

Knowledge, skills and abilities

• Knowledge of the standard tools, materials, methods, practices, hazards, and safety precautions involved in tending pumps, compressors, blowers, and heat exchangers.
• Knowledge of making routine repairs to plumbing, electrical components, and machinery.
• Knowledge of methods, supplies and materials used in washing and cleaning pump room equipment and the environs.
• Ability to understand, remember, and carry out oral and written instructions.
• Ability to take the lead over lower level attendants.
• Ability to perform general maintenance work.
• Ability to read standard gauges indicating temperatures, pressures, fluid flow, and water levels.
• Ability to take needed safety precautions in performing the work, and to perform general maintenance work.
• Ability to learn to utilize various types of electronic and/or manual recording information systems used by the agency, office or related units.
• Ability to read, write, speak, understand, or communicate in English sufficiently to perform the duties of this position. American Sign Language or braille may also be considered as acceptable forms of communication.
